Building your first home in Tasmania offers more than just a house, it is the first step towards a more relaxed lifestyle, with the state offering a low cost of living, short daily commutes, accessible services and schools, and an array of restaurants and cafes, for which the state is becoming increasingly known.

Tasmania is a place of opportunity and it is not surprising that the state has seen a number of expats, and new Tasmanians, coming to the state to start a business, raise a family and take advantage of the accessible property market. Hobart offers the most affordable median property prices of any capital city in Australia and with the Tasmanian Government doubling its First Home Builders Boost in 2016-17 to $20 000 for new constructions, Tasmania is a complete package.

The median price for suburbs within 5kms of the Hobart CBD (for example West Hobart, North Hobart, New Town, Lenah Valley and South Hobart) is approximately $630 000 (as at June 2018).

Suburbs that are 5 to 10kms from the CBD (for example Moonah, Lutana, Glenorchy, Rosetta, Mornington and Howrah)  have an approximate median price of $400 000 (as at June 2018).

In northern Tasmania, central Launceston has an approximate median price of $450 000 (as at June 2018). Other options in the area around the $300 000 price bracket include:

  • to the south: South Launceston, Trevallyn, Prospect, Summerhill, Kings Meadows, Youngtown and St Leonards
  • to the north: Newnham, Riverside and Invermay
  • to the west: West Launceston.

In Tasmania’s North West, the median property price for suburbs such as Burnie, Ulverstone, Latrobe and Devonport, is approximately $270 000 (as at June 2018).
